The ball never gets dropped.



The borrower was initially working with a broker at a discounted brokerage firm. They received a rate quote but no advice, made an offer with a two-week financing condition, and no documents were requested by the broker. 10 days passed without any progress, and one of my realtor partners reached out to me for help on a tight schedule. I only had a few days to work on the file. Typically, I ensure my clients are well-prepared before making an offer so I can secure approval within 2-3 days and avoid surprises during the process - The ball never gets drop with JD Lee Mortgage.



This time was different. I was thrown into a file that wasn’t prepared at all by other broker. I had to pull everything together in just three days—many documents were missing and some documents didn’t meet the lender's requirements. We requested an extension because I couldn’t meet the financing condition on time. Unfortunately, the seller refused to grant more time. I advised my client to walk away to protect themselves.



Guess what happened? The day after, I heard back from the lender—everything was approved! I immediately called the seller’s agent, my clients, and my realtor partner to see if the seller was still willing to accept an unconditional offer. An unconditional offer made and accepted.



I always say this: I can offer the lowest pricing—anyone can. But not everyone can make a difference in people’s lives. If you go for the cheapest service or product, and it breaks down the next day, is it really a good purchase?
